Carpet area: the two numbers you will be quoted
The developer quotes total carpet area, which adds the balcony and the utility area to the RERA carpet area. Both are legitimate figures, but they are not the same thing, and the gap is material: the 3 BHK Type B is 1235.60 sq.ft. of total carpet and 1088.99 sq.ft. of RERA carpet.
